Distrito Verde is built on a conviction: that housing density and environmental quality are not opposing forces. Across 80,366 m² of land in Mexico, the masterplan organizes 1,276 residential units of 60 m² within four-story buildings, distributing the program with precision to free the ground and return it as shared landscape. Every spatial decision responds to the shape of the terrain. The natural ravine structures the green axis of the complex, its edges reserved for recreational areas, playgrounds, and pet parks. The 57.59% of open surface area is not a leftover calculation — it is the heart of the project. Access to the units is resolved through internal paths within each block, separating pedestrian movement from vehicular traffic. Each unit — with an integrated living-dining-kitchen, two bedrooms, and a bathroom — opens onto ventilation patios that ensure natural light and constructive autonomy. The material choices consolidate the proposal: flexible, waterproof acrylic renders protect the facades against harsh climates, while concrete structures and aluminum frames in Spring Leaf define a unified, lasting aesthetic. Each rooftop module incorporates individual 750-liter water tanks, guaranteeing hydraulic autonomy per unit. The complex integrates 1,276 parking spaces, paved roads with roundabouts, security booths, and a solar and wind analysis that orients the placement of each building block.
